The
Board of Directors are elected Peccole Ranch Community homeowners,
and per the Peccole Ranch Master Association Bylaws, responsible
for the management of the Association. The Board of Directors has
retained a Licensed CAM and Administration personnel. The office
is located at 9501 Red Hills Road, just west of the intersection
of Red Hills Road and Apple. An integral part of the office is the
Clubhouse. Its primary use is for Board of Directors, Committee,
and special Association meetings. The Clubhouse
is also available to the community for social activities on weekends, for a rental fee.
The
Comm. Assoc. Mgr. (CAM) is accountable to the Directors while delegating
various assignments to the office staff members. Some of the major
duties of the CAM are overseeing the enforcement of
the Master Association CC&R’s; together with the Landscape
Maintenance Supervisor; inspecting common areas for problems or work in progress, follow
up homeowners' concerns, correspondence, attend all Board of Directors
meetings, draft minutes, and follow through on issues directed by
the Board of Directors.
The
Community Compliance Coordinator assists homeowners with Design
Review submittals and related telephone calls. As homeowner/staff
liaison, the Compliance Coordinator attends DRC meetings, prepares
homeowner correspondence, and performs complete home improvement
inspections as required. Performs community inspections for CC&R
compliance, including notices to homeowners, case histories and
agendas for violation hearings. The Compliance Coordinator
also attends Board of Directors Executive Meetings for violation
hearings, prepares pertinent correspondence and monitors any fines
assessed.
The
Home Owner Liaison, at the front desk is the Association’s
“Ambassador of Good Will”, greeting the homeowners who may or may not have some problems to be solved. Aside from greeting the public, our Liaison handles
incoming phone calls, maintains the
homeowner’s gate directory, receives and distributes mail, maintains the homeover's gate directory, arranges Clubhouse rentals, and prepares the Pony Express Newsletter for the homeowners.
With
Peccole Ranch undertaking the financial responsibilities, an Accountanting
Supervisor was added to the staff to perform on-site financial responsibilities.
She is accountable to the Board of Directors and the CAM.
An independent accounting firm prepares a yearly audit and financial
report in accordance to NRS State Statutes.
